Move-Up Buyers

Grow the family. Upgrade the house. Skip the chaos.

The move-up move is the trickiest one in real estate. You have to sell what you have, buy what you need, and coordinate two closings without spending three months at your in-laws or paying two mortgages. I've walked hundreds of San Antonio families through this exact dance, and my own family lives it too, so I know the pressure firsthand.

Why work with me.

The three questions every move-up family wrestles with: When do we list? Do we buy first or sell first? What happens if the timing doesn't line up? There isn't one right answer, but there's a right one for you. Give me an hour and I'll show you exactly which lever to pull.

I've closed simultaneous transactions, sale-contingent offers, buy-first-with-bridge-financing, rent-back agreements, and everything in between. I'll match the strategy to your equity, your school-year calendar, and your kid's soccer schedule.

What I handle for you.

You don't have to know any of this going in. That's my job.

  • Honest home valuation of what you currently own, including what actually needs to be updated before we list.
  • A written game plan for the transition: sell-first, buy-first, or simultaneous, with a fallback for each.
  • Coordinating both transactions under one roof so nothing falls between agents.
  • School-district-first search across NEISD, NISD, Alamo Heights ISD, Comal ISD, Boerne ISD, and beyond.
  • Negotiating rent-back agreements or lease-backs when the calendar and the movers don't cooperate.
A real one
"Baby number three was on the way and our house had shrunk. Mitchell sold ours in a weekend and had us in a bigger place two weeks after closing. We never lived out of a suitcase."

Straight answers.

Should we buy first or sell first?

Depends on your equity, your lender's flexibility, and the market temperature the month you move. Most of my move-up families sell first with a rent-back, but I've done it both ways many times.

How long will our current house take to sell?

In most San Antonio neighborhoods, well-priced and well-prepared homes are still moving in under 30 days. I'll show you comps and a realistic timeline before we list.

What if we time it wrong?

That's why we build in fallbacks: bridge loans, rent-backs, temporary housing options. My job is to have plan B ready before you need it.

Will we take a hit selling this fast?

Not if we prep and price right. I'll tell you exactly what to fix and what to leave alone. Overspending on repairs is one of the biggest mistakes move-up sellers make.
