Terrell Hills is the neighborhood a lot of my Alamo Heights buyers end up in when the 09 zip is either too expensive or has zero inventory. It's tucked just east of Alamo Heights proper, feeds into the exact same Alamo Heights ISD schools, and has its own municipal government and small police force. The result is a quiet, private, tree-canopied community that most non-locals have never even heard of, and that's kind of the point.

Why insiders love it

Three big reasons. First, schools: Terrell Hills is inside AHISD, so you get the same district that pulls families to Alamo Heights, often at a slightly better dollar-per-square-foot. Second, quiet: because Terrell Hills isn't on the way to anywhere else, traffic here is genuinely minimal. Third, proximity: you're 10 minutes from Fort Sam Houston, 15 from downtown, and 20 from the medical center. It's the definition of central.

The housing stock is largely 1930s to 1960s ranch and Spanish colonial, with a growing number of tear-down-and-rebuild custom homes going up on the larger lots. Streets like Terrell Road, Elizabeth, and Loop 353 are lined with mature oaks and pecans that make the whole neighborhood feel older and more established than its actual size.

The market reality

Inventory is the story here. In most months, active Terrell Hills listings sit in the single digits. It's not unusual for the neighborhood to have five or fewer homes on the MLS at any given time. Well-priced homes go under contract in days, sometimes hours. If you're planning to search on Zillow and casually make offers, Terrell Hills will teach you a hard lesson.

Price bands: smaller updated ranch homes on 0.15-acre lots start around $700K. The meat of the market, three- and four-bed homes with real updates, runs $850K to $1.4M. Larger lots and newer custom builds push $1.5M to $3M-plus. When a true estate lot on the north end trades, it can hit $3.5M or more, though those are rare enough that we all know about them.

Who ends up here

My Terrell Hills buyers are usually one of three profiles. Fort Sam Houston officers who want AHISD schools and a very short commute. Medical center physicians and executives who want the same schools with easier access than deeper into Alamo Heights. And established local families who love AHISD, love the character of older homes, and want the quiet that Terrell Hills' insular geography provides.

Terrell Hills is an off-market game. A significant chunk of transactions happen through agent-to-agent conversations before signs ever go up. I keep active contact with the neighborhood's regular listing agents, and I make a point of letting them know when I have a real buyer looking. That relationship, more than any online search, is how my clients get access to inventory the public never sees.

I also know the quirks. Some blocks have older sewer laterals that fail at inspection. Some historic homes have hidden asbestos or knob-and-tube.
