Shavano Park is one of the more unusual pockets in San Antonio. Drive down Lockhill Selma or NW Military and you'll pass strip centers and dense suburbia. Turn into Shavano Park and it feels like you've entered a different city. Big oaks, deer wandering across the road at dusk, one- and two-acre lots, and homes set well back from the street. All of it inside Loop 1604 and 15 minutes from the medical center.

Why it exists (and why that matters)

Shavano Park was incorporated in 1956 specifically to preserve larger residential lots and a semi-rural character as San Antonio expanded northward. It's its own municipality with its own police department, its own building rules, and its own philosophy about growth. The result is a neighborhood that has resisted the density that swallowed most of the surrounding area. You will not find townhomes or apartment complexes here. That's by design.

Most homes here sit on lots between three-quarters of an acre and 2.5 acres. Some of the larger properties along Huebner Road are true equestrian setups with barns, arenas, and stables. Others are custom estates that have been in the same family for two or three decades. The housing stock is a real mix, ranch homes from the 1960s and 70s, updated mid-century modern, and increasingly, new custom builds replacing tear-downs.

Numbers you can plan around

The realistic entry point in Shavano Park is around $700K for an original condition ranch on a smaller lot that needs cosmetic work. The bulk of the market runs $900K to $1.6M for updated four- and five-bedroom homes on one-acre-plus lots. Custom new construction and estate properties easily run $1.8M to $3M and up. Truly rare acreage properties with equestrian setups can push higher.

Inventory is thin. In a normal month, Shavano Park may have 8 to 20 homes on the market. The character properties, the ones with real acreage and mature landscaping, don't stay listed long.

Who lives here

My typical Shavano Park buyer wants three things: real land, easy access to the medical center or downtown, and NEISD schools. Physicians commuting to Methodist and University Hospital. Executives who want privacy without a Hill Country drive. Retired military and retired professionals who bought in the 90s and never left. Families with horses (yes, still, inside city limits). And a growing group of remote-work professionals who realized they didn't have to move to Boerne to get a real yard.

What I watch for

Older Shavano Park homes have specific things I make sure my buyers check. Septic systems on the larger lots (some properties are still on septic instead of city sewer). Well water on a handful of older parcels. Original electrical panels from 1970s builds. Foundation movement on the deeper limestone soil. And deed restrictions that vary block by block and can affect what you can build or add.

None of that is a reason to skip Shavano Park. It's a reason to work with someone who's closed deals here before and knows which inspectors, septic specialists, and structural engineers to bring in. If you want the character and the land, I'll help you get in without the surprises.
