Boerne (pronounced "Bernie," you'll be corrected once and never again) is what a lot of San Antonio families quietly aspire to. Twenty-five minutes northwest of the city on IH-10, Boerne offers Hill Country landscape, a genuinely charming historic Main Street, and Boerne ISD, which has spent the last decade climbing to the top of Texas rankings. It's not a secret anymore, and prices reflect that, but the appeal is real and it's not fading.

Four different Boernes

People say "Boerne" like it's one place. Really it's four. First, historic Boerne itself, centered on Main Street. Second, the newer master-planned communities north and west of downtown, Cordillera Ranch being the most well-known, but also Front Gate, Anaqua Springs, and Miralomas. Third, the rural Hill Country properties on 5, 10, or 20+ acres north toward Comfort and west toward Kendalia. And fourth, the newer subdivisions south along IH-10 back toward Fair Oaks Ranch, which are technically Boerne ISD but a shorter commute to San Antonio.

Each of these is a very different lifestyle and a very different price point. I always make sure my Boerne buyers understand which Boerne they're actually shopping for before we start looking.

Schools, and why families move here for them

Boerne ISD (BISD) is the reason a lot of families make this move. The district has strong academic ratings, small enough that community and continuity are still real, and a football program that draws Friday-night traffic from every direction. Boerne-Champion and Boerne High School are the two main high schools, and both feed a set of well-regarded elementary and middle schools. If school district is a hard requirement, Boerne is on the shortlist and it usually beats the alternatives.

What the market actually looks like

Boerne's price bands run wide because the housing stock does. Smaller in-town cottages near Main Street start around $450K. Newer subdivision homes on quarter-acre lots run $500K to $850K. Cordillera Ranch and other master-planned luxury communities generally run $850K to $2.5M. Large-acreage Hill Country properties with real land, a modern custom home, and outbuildings can push $2M to $5M-plus, especially anything with a creek or a view.

Inventory has loosened compared to the peak, but it still moves. The right house in the right price band goes in weeks, not months.

Who's buying Boerne right now

Three big groups. Families relocating to Texas from other states (California, Illinois, New York have all shown up strong in the last few years). San Antonio families trading Stone Oak or Alamo Heights for more land and top-ranked schools. And remote-work professionals who realized they can live at the edge of the Hill Country and still work for a company based anywhere.

There's also a growing investor segment. Small-farm properties, wedding-venue lots, and short-term rentals catering to Fredericksburg overflow tourism. Boerne STR regulations vary by exact location and HOA, and I'll always vet that before you write an offer intended for STR.

How I work with clients out here

Boerne is a different pace from San Antonio proper. Deals here often involve wells, septic, easements, wildlife exemptions, and mineral rights conversations that a lot of urban agents just don't handle regularly. I do. I know the well drillers, the septic guys, the surveyors, and the specific lenders who know how to close a rural Hill Country transaction. If Boerne is the plan, you want someone who's already been in these fields.
