How close to base should I really live?

Depends on the base and your PT hours. Randolph families do great in Schertz, Cibolo, and Universal City. Lackland families love Alamo Ranch and Helotes. Fort Sam families lean Alamo Heights, Terrell Hills, and the 09/10 zips. I'll match you to what fits your life, not just your commute.

Is a VA loan actually the best move?

Almost always, yes: 0% down, no PMI, competitive rates. The catch is the appraisal and repair rules can be strict. I know how to write an offer that survives them.

Can we do this whole thing remote?

Yes. I've closed multiple PCS families sight-unseen. Between video tours, disclosures, inspection recaps, and honest opinions from a Realtor who's actually walked the house, you'll know what you're buying.

What if we PCS out in three years?

Then we buy with resale in mind: neighborhoods with strong turnover, schools that hold value, and options to convert into a long-term rental if orders take you elsewhere.
