Straight answers.

Is San Antonio still a good STR market?

Yes, in the right zip codes and with the right permit path. Downtown, Southtown, Alamo Heights, and pockets near the medical center still perform. HOA restrictions and Type 2 permit caps matter a lot. I'll show you where the green light is.

What's house-hacking and does it work here?

You buy a small multi-family or a home with a casita or garage apartment, live in one unit, and rent out the others. With FHA or VA financing you can get in with almost nothing down. San Antonio has real inventory for this if you know where to look.

Long-term or short-term rental for a first deal?

Depends on your risk tolerance and how hands-on you want to be. STR pays more but works you more. LTR is steadier and easier to finance. I'll help you pick the one you'll actually stick with.
